Walmart Opens in South Mesquite as $3.9B Residential Growth Spurs Commercial Investment

South Mesquite is experiencing a significant wave of residential and commercial development, creating new opportunities for retailers, service providers, developers, and investors. Anchored by major residential projects, new retail investment, and a growing consumer base, the area is emerging as one of Mesquite’s most active growth corridors.

The South Mesquite market is home to approximately 31,038 residents across 9,797 households, with an average household income of approximately $122,172 and a median age of 34.6. These demographics reflect a growing and relatively affluent consumer base that is attracting new retail, dining, healthcare, and service-oriented development.

A key addition is the recently opened Walmart Neighborhood Market at 3100 E. Cartwright Road, the first DFW Walmart Neighborhood Market to open in nearly 10 years. The store also created more than 150 jobs and brings grocery, pharmacy, fuel, and other everyday services closer to residents. The approximately 44,595-square-foot store represents an estimated $14.1 million private investment and further strengthens the area’s growing retail base.

Nearby, Shadow Creek Crossing is helping establish a new retail destination along East Cartwright Road. The development is positioned adjacent to Solterra Texas, a 1,424-acre master-planned community being developed by Huffines Communities. Solterra is planned for approximately 3,900 single-family homes, along with retail and restaurant uses, extensive open space, trails, and community amenities. The development includes approximately 603 acres of open space and 9.4 acres planned for an amenity center with retail and restaurant uses. At buildout, Solterra is expected to create a substantial new residential consumer base in South Mesquite.

The momentum is also evident at Shadow Creek Crossing, with businesses including HOTWORX, Domino’s, Young Horizon Dental, Integrity Urgent Care, and Lunox Nail Lounge adding fitness, dining, healthcare, and personal services to the area. These businesses are helping establish Shadow Creek Crossing as a neighborhood-serving retail and service destination for the growing South Mesquite community.

This continued commercial activity reflects the growing demand generated by South Mesquite’s expanding residential base. As new neighborhoods attract residents, retail and service providers are following, creating a stronger mix of grocery, dining, healthcare, wellness, and everyday services while giving residents more amenities closer to home.

South Mesquite also benefits from its proximity to Interstate 20 and other major transportation corridors, providing convenient access to the broader Dallas-Fort Worth region.
